The Nexus apartments in Grand Junction CO provide one, two, and three bedroom townhomes that combine beauty with leisure for the ideal mountain living experience. The community features beautiful landscaping and exceptional views of the surrounding valley and mesas.
The growing Steamboat school district needed additions for six of its schools. Steel framed 1- and 2- story additions were integrated with the existing buildings to provide seamless extensions to the existing schools.
Developed for Breckenridge Grand Vacations, the structure is engineered to maximize a 1.4-acre site while meeting the rigorous demands of a premier ski resort destination. The project encompasses a total of 36,000 square feet of conditioned space. The structural layout supports 40 individual units, featuring a strategic mix of studio and one-bedroom floor plans. The building frame is designed to accommodate ample resident storage and in-building amenities, essential for a workforce-centric lifestyle.
The development consists of a diverse mix of housing types, ranging from multi-family “flats” to larger independent residences. The project features a variety of structural footprints to accommodate different unit types, with pricing starting at $965,000. The “Flats” within the development are engineered with integrated elevator systems to ensure full ADA compliance across multiple levels. Foundation & Substructure: The structural design incorporates dedicated parking solutions, including 1- to 2-car garages for individual residences and a shared garage system for the multi-unit flats.
Imperial Chalets represents the final and most significant slopeside development at the base of Peak 8 in Breckenridge, Colorado. This multi-structure, high-alpine project integrates heavy-duty mountain engineering with a refined European-inspired architectural aesthetic. The primary building is a seven-story, 400,000-square-foot landmark, making it one of the largest developments in the Breckenridge community. The project features a robust three-story podium parking structure, engineered to support the vertical load of the residential and hotel levels above while managing the sub-grade pressures of its slopeside location. The structural scope encompasses a diverse mix of housing types, including 178 residences spanning whole-ownership condominiums, hotel suites, and individual multi-level chalets ranging from 1,534 to over 3,800 square feet.
The Eddy is a 96-unit, 3-story residential development located on the Colorado River, adjacent to the Las Colonias Park. Part of a broader Opportunity Zone project by Four Points Funding, this community bridges modern multi-family housing with high-access outdoor recreation. Designed by Tucker Johnson Architects, the project utilizes a “conventional” construction type optimized for the Western Slope’s environmental conditions. The complex consists of multiple three-story buildings featuring wood-frame construction. The 96 units are distributed across one- and two-bedroom floor plans ranging from 669 to 981 square feet.
The Kestrel is a sophisticated multi-structure development comprising 24 luxury townhomes distributed across six distinct buildings in the heart of Avon. Positioned along the Eagle River, the project required precise site engineering to integrate high-density residential structures with the natural topography and proximity to the riverfront. Designed by TAB Associates, the development utilizes a “mountain modern” structural framework that balances aesthetic refinement with the durability required for high-alpine environments.
The structural design of each townhome is characterized by a three-story vertical load-bearing system that supports expansive, open-concept interiors ranging from 2,643 to over 3,500 square feet. A significant engineering feature of the development is the inclusion of private elevators in every unit, providing seamless access to all three levels. To maximize natural light and capture panoramic views, the primary living spaces are strategically situated on the upper floors, requiring structural support for vaulted ceilings and large-format Pella floor-to-ceiling windows.
The Gypsum Learning Center and Housing Project is a significant multi-use development designed for the Eagle County School District. Located on an existing district site in Gypsum, Colorado, the project integrates essential community infrastructure with district-specific housing.
The centerpiece of this master plan is a massive 47,000-square-foot early childhood facility engineered to accommodate a capacity of 320 children, from infancy through Pre-K, which requires a specialized structural layout and zoning to meet rigorous safety and developmental standards for multiple age groups. Beyond the educational facility, the project incorporates a robust residential framework consisting of both apartment complexes and townhomes designed for district staff. The plan includes two 20-unit apartment buildings and separate townhome units, offering a variety of configurations from one to three bedrooms. A defining structural feature of these residences is the integration of attached single-car garages for every unit. This is a notable engineering requirement for high-altitude mountain housing, ensuring both structural stability and climate-protected parking for residents.
The Buckhorn Valley Community is one of the largest residential master-planned subdivisions in Colorado’s lower Vail Valley, spanning approximately 368 acres between the towns of Eagle and Gypsum. Conceptualized to eventually house over 900 homes, the development is strategically located south of the Eagle County Regional Airport and provides a critical supply of attainable housing for families and professionals in the region. As of late 2024, nearly 460 lots have been developed across various phases, featuring a mix of single-family residences and duplexes.
The community’s structural and architectural identity is defined by its extensive use of modular construction in partnership with providers like Northstar Systembuilt, a method chosen to accelerate delivery timelines in the high-alpine environment while maintaining high quality standards.
1200 Capitol Street is a specialized mixed-use development comprising approximately 13,000 square feet of conditioned space. The three-story building is engineered to support a high-density program that includes 16 residential units—a mix of eight studio and eight two-bedroom apartments—anchored by nearly 1,200 square feet of commercial and office space on the ground level. The structural framework utilizes a hybrid “mixed building type” approach to maximize efficiency and speed of construction. A steel superstructure provides the primary vertical and lateral load-bearing system, while the housing units themselves are engineered as modular units designed to be stacked in place.
Jirsa Hedrick has assisted in the design of several single family residences that are partially modular in several mountain towns including Eagle and Minturn. By providing a hybrid site built – modular system the contractor is able to accelerate construction timelines. Jirsa Hedrick provided foundation design, and in some cases design of a stick framed lower level, with modular units and roofs designed by a modular supplier.
Frontgate Avon is a premier luxury residential development located at the entrance to Beaver Creek Resort in Avon, Colorado. The development comprises a four-story main residential building housing 75 luxury condominiums and a separate collection of nine multi-level townhomes. This multi-phase project represents a significant engineering achievement, transforming a challenging 21.5-acre sloping site into a high-density, mountain-modern community. The project utilized extensive site preparation, including 68-foot-tall shotcrete retaining walls to manage the significant topographical grade change.
